HELENE ECO LUXURY VILLA POLICIES
1. BOOKING POLICY-BOOKING SECURITY
• Reservations are made by telephone and e-mail, which conversations are recorded
for the reasons discussed below in accordance with the law (GDPR). A deposit of 20%
of the total rental cost must be paid by you to book the Villa. There will be no
obligation from the property owner, until the full amount is paid. There will be no
obligation from the property owner until he receives electronically all the necessary
personal data of the client for the reservation. In case of cancellation, cancellation
charges shall apply in accordance with paragraph 3.
• The reservation is confirmed by our e-mail, where all the details of the reservation
are mentioned, i.e., the name in which the reservation was made, the dates of arrival
and departure, the number of people who will stay, the total amount for the stay, the
phone and the VAT number of the person who will be charged for the stay as well as
the IBAN of the owner's bank account (According to available data).
• After sending this e-mail the Villa seems not available on the internet, for a period of 24 hours.
• If the deposit (or proof of deposit) is not received in the owner's bank account by the specified deadline, the reservation will be considered void, and the residence will be vacated. In such cases, there is no further obligation, including the need to inform or contact the customer, on the part of the villa and management company.
• Only when you deposit the entire amount of the stay the reservation is final.
• Special prices (discount from 5 to 10% from any price on the internet) and terms
apply for direct bookings with us.
• For direct booking with us, the entire cost of the stay is prepaid.
• Similar policies apply to online bookings through the digital sharing platforms we
work with (booking.com, airbnb, etc.).
• *It is necessary to state the name of the depositor in order for the reservation to be
confirmed.
• Please have a copy of the booking e-mail upon receipt as well as proof of your bank
deposit in case of need.
• In case you have not been informed about the confirmation of your reservation
within 24 hours, please contact us.
2. RESERVATION PAYMENT
• Payment of the balance must be paid no later than four (4) weeks before your arrival.
If the balance is not paid by the above date, the company reserves the right to cancel
the reservation, without further information or communication and without a refund
of the deposit.
•Children above 3 years old are being charged as adults, while younger that 3 years old are being
accommodated for free.
• For reservations made within four (4) weeks before the arrival date, the customer
must pay the total value (100%) upon booking.
• Upon arrival at the accommodation, the tenant pays the amount of € 500 as a
guarantee of proper use of the rent, which is refunded upon departure, provided no
damage or damage to the premises is found. Also, the company reserves the right
upon arrival of the customer to keep credit card details, as a guarantee for the good
use of the lease.
3. CANCELLATION POLICY
• If you wish to cancel your reservation, please contact us by phone or e-mail. We agree that if you wish to cancel all or part of your reservation or if the reservation is canceled due to non-payment, then "Helene Eco Luxury Villa" is entitled to the following percentage of the value of the reservation:
a. For cancellation 4 weeks or more before arrival the amount of your deposit is refunded in full. (Legal bank
deductions are deducted)
b. For cancellation 4 weeks or less before arrival = 100% (deposit and remaining amount).
All cancellations must be sent to us in writing by the customer in one of the ways of communication mentioned above.
• If you do not show up on your arrival date or leave shorter than the booked date, no
refund will be given.
• Purposeful Bookings and Cancellations: Potential clients are strictly prohibited from making purposeful bookings with malicious intent to disrupt the normal operations of the villa or hinder the Host's business. Any purposeful bookings and subsequent cancellations with such intent will be considered a breach of contract and lead to legal action for damages. On top of any platform policies "Helene Eco Luxury Villa" preserves the right to protect from any purposeful action such as cancelation without prior notice, late cancelation in relation to the rental platform non-charge period or cancelations concerning bookings more than 2 days.
4. CANCELLATION OR CHANGES BY US
Although the company "Helene Eco Luxury Villa" is almost unlikely to need to make changes
in a fully confirmed reservation after deposit the full amount, it may happen occasionally. You
will be notified of this unfortunate incident as soon as possible. If for any reason the company
is unable to provide you with the villa you have reserved, it reserves the right to transfer you
to a similar or better villa. However, if this is not possible or you do not want the transfer,
your reservation will be canceled and the full amount paid for the reservation will be
refunded. However, the company will not be responsible for any other cancellation charges
or travel arrangements.
5. CANCELLATION POLICY ON EVENTS
Deposit Requirement: A 50% non-refundable deposit is required to secure your event date and services.

Cancellation Policy:
- Cancellation More Than 90 Days Before Event: If the event is canceled more than 90 days before the scheduled date, the 50% deposit will be retained as a cancellation fee to cover initial preparation and administrative costs.
- Cancellation Between 60 to 90 Days Before Event: If the event is canceled between 60 to 90 days before the scheduled date, 75% of the total event cost will be charged. This includes the initial 50% deposit and an additional 25% to cover further planning and committed expenses.
- Cancellation Less Than 60 Days Before Event: If the event is canceled less than 60 days before the scheduled date, the full 100% of the event cost will be charged. This is to cover all planning, services, and materials that have been arranged.

Exceptional Circumstances: We understand that unforeseen circumstances can arise. In exceptional cases, we may consider partial refunds or rescheduling options on a case-by-case basis. Documentation may be required for consideration.

Expenses Already Incurred**: Please note that any specific expenses already incurred for the event, such as decorations, catering, or other services, are non-refundable regardless of the cancellation date. These costs will be detailed and deducted from any potential refunds or credits.

Rescheduling Policy: In the event that you wish to reschedule the event, we will make every effort to accommodate your new date, subject to availability. A rescheduling fee may apply, and any payments made will be applied to the new event date.
We appreciate your understanding and cooperation with these policies. Our goal is to ensure a fair and equitable process for all involved while maintaining the high standards and quality of service at Helene Eco Luxury Villa.
6. MINIMUM DISCOUNTED PERIOD
For weekly rates, the minimum stay is 1 week during the high tourist season. For daily
discounts, the minimum stay is 5 nights during the high tourist season. Exceptions may be
allowed subject to availability. Additional charges may apply.
7. NUMBER OF GUESTS
Only the maximum number of visitors described can be found and reside in the property at
any time (the party). In the event that more people than you stated are found in the property,
the company reserves the right to ask you to vacate the property and cancel the reservation,
with 100% of the rental cost withheld, as a penalty for violating the clause of the written
agreement resulting from the recorded communication with us.
8. ARRIVAL AND DEPARTURE TIME
• Check-in time is from 16:00 until 00:00. Departure time is before 11:00. In the event
of a flight delay or difficulty during a trip, you should contact a company
representative as soon as possible. The company cannot guarantee early check-in or
late check-outs, unless confirmed in advance by us.
• If you arrive earlier and the house is ready, you can check in by arranging with us free
of charge. To assist with check-in before 8 a.m. a charge of EUR 100 can be paid. For
late check-out there is a charge of half or full day depending on the time of departure
and is allowed only after consultation with the accommodation.
• If late check-out occurs without any arrangement with “Helene Eco Luxury Villa”
there is a charge of a 50% of the daily rate until 18:00 in the afternoon and a 100% of
the daily rate after 18:00.
9. HOUSING LEASE CONTRACT
During the check-in process, a lease agreement is signed between our company (lessor) and
the customer (lessee), which states the name of the lessee, the length of stay and the total
amount of the lease, according to what is provided by Greek law.
10. COMPLAINTS
The descriptions of property displayed on our website are accurate and in good faith. The
company does not bear any responsibility for the lack of water, gas or electricity, due to a
technical problem beyond our control. The staff of the company will do their best to help you
and solve any problems as soon as possible. Any complaints submitted before a confirmed
booking (deposit in advance or the full amount) or at the end of the holiday will not be
considered.
11. BEHAVIOR & PROPERTY DAMAGE
By accepting our policies as listed on our page and the online booking request, the lessor
becomes responsible both for his own proper and dignified behavior, as well as for those who
live with him on the property. The lessee is responsible for any loss or damage that he or
members of his team may cause to the property or its contents. Any damage must be
reported to the staff of "Helene Eco Luxury Villa", the cost of repair or replacement of which
is borne exclusively by the tenant. In the event that the tenant or a member of the team
behaves in a harmful way towards the property and its contents, the owner or the owner of
the key has the right to ask all guests to leave the property immediately, with 100% of the
rental cost retained by the lessor.
12. ENTERTAINMENT ON THE PROPERTY
Entertainment events and events involving more than the maximum number of guests
described in the online booking form are strictly prohibited, unless fully approved by “Helene
Eco Luxury Villa” in advance. If you make unauthorized use of the property in this way,
"Helene Eco Luxury Villa" has the right to ask all guests to leave the property immediately,
retaining 100% of the rental cost by the lessor. Your warranty will not be refunded until the
relevant requirements are fully evaluated by "Helene Eco Luxury Villa".
13. DISCLAIMER OF INJURY LIABILITY
"Helene Eco Luxury Villa" does not bear any responsibility for any accident or injury that
occurred to all guests during their stay at the property, under any circumstances.
14. POLICIES FOR CHILDREN
Children are eligible for the Villa. It is the tenant's duty to notify "Helene Eco Luxury Villa" if
there are children and what their exact age is before the booking is completed. Cot bed of highest quality is available after notifying "Helene Eco Luxury Villa" at least three days upon arrival to the villa.
Children above 3 years old are being charged as adults, while younger that 3 years old are being
accommodated for free.
15. PETS
Pets are only accepted at the Villa upon request and acceptance by us. If you wish to bring
your pet with you, please contact "Helene Eco Luxury Villa" to find out about extra charges.
16. JACUZZI
The jacuzzi will be kept clean and functional by the property staff. If you wish to use the
jacuzzi with hot water, inform the staff of the company when booking, so that the charges
can be listed and included in the holiday expenses and in the booking form. If you need this
extra service while you are already on the property, let an employee know in time for your
request to be processed. The cost of the service is EUR 100 charged in local currency for each
time you need this service. "Helene Eco Luxury Villa" features towels and jacuzzi bathrobes.
Beach towels are not provided.
17. CLEANLINESS
The property will be cleaned at the beginning of the rental period, before your integration as
well as every 2 days during your stay. Residents must leave the property in an acceptable
condition upon departure. Daily or regular cleaning service of the villa is provided at an
additional cost.
18. SECURITY IN YOUR ACCOMMODATION
"Helene Eco Luxury Villa" cooperates with a security company, which carries out regular
patrols in order to ensure the safe and pleasant stay of its customers.
19. EXTERNAL LOCAL SERVICES
In case the customer needs additional services (cycling, MTB mountain biking, horse riding,
trekking and hiking) while already staying in the accommodation, he can contact the company
staff for information. The company cannot guarantee the availability of its external partners,
but every effort will be made to meet all requests.
20. WATER AND ELECTRICITY
Water is a commodity used sparingly during the summer months. In case of water shortage,
the company will take every possible action for its immediate restoration. Electricity can also
be cut off, usually for a short time however there is an external generator to avoid any
difficulty. Although, the company in no case assumes responsibility for any inconvenience
caused by events beyond the control of the generator.
21. INTERNET SERVICE
We remind you that free Internet is provided on our property. The company cannot
guarantee that any damage or technical problem, such as a faulty line from the local
telephone company, will be remedied immediately. The company does not provide
compensation to the tenant in case of failure or technical problem of the Internet. Therefore,
we recommend that you travel with at least one mobile phone with open roaming service.
22. PHOTOGRAPHIC MATERIAL
Photos or videos taken on the property may not be sold for speculative or commercial
purposes without the written permission of "Helene Eco Luxury Villa".
23. SMOKING
Indoor smoking is strictly prohibited in all areas of the villa. In the event that you or a member
staying with you does not comply with this rule or if any item is found to have been damaged
by smoking anywhere, we reserve the right to charge a minimum amount of € 500 for
cleaning the environment and / or replacing its contents.
24. PRECIOUS ASSETS
The valuables that remain in the property are under the supervision and responsibility of each
tenant. "Helene Eco Luxury Villa" has taken the best possible measures to prevent the loss of
personal and valuable items. However, neither the company nor its staff can be held
responsible for loss, misplacement or robbery at any time.
